This all started from a conversation in the car (and being lifelong friends 🤝🏼)
At the time we were just talking about doing a JV on a deal, nothing too serious. But the more we spoke about it, the more it felt like something we wanted to build properly and for the long term. 📖 ROCE = Return on Capital Employed. This measures how efficiently your capital performs once deployed.
Unlike ROI, ROCE becomes especially powerful in refinance strategies where capital is recycled (for example BRRR).
Here is a simple example.
You invest £50,000 into a property and it produces £5,000 per year in profit. That is a 10 percent return.
If you later refinance and pull £40,000 of your original £50,000 back out, you now only have £10,000 left in the deal. If the property still produces £5,000 profit per year, your ROCE is now effectively 50 percent.

One of the biggest lessons we learned on this deal had nothing to do with the refurb, it was utilities! 💧
When we purchased the property, both flats had been running off one diverted meter. The setup had been blacklisted with energy providers, and getting new meters installed turned into months of back and forth.
☑️ Lesson learned:
As soon as you complete on a conversion type of deal (house to flats, office to residential etc), get your electric and gas applications submitted immediately. If the grid needs to attend or meters need replacing, it can take far longer than you expect.
These are the parts of a project that do not show up on a spreadsheet, but they absolutely impact timelines and cashflow. Experience saves time, and time protects returns. 🤝

We put in £60,000, pulled out £45,000 on the refinance, and let the rental profit pay down the remaining £15,000 over time.
Started at £565 monthly profit, now tracking at £650+ as rents have increased.
